What we seal

If two materials meet, we make the joint watertight

Every surface moves. Sealant is the flexible layer that lets it move without letting water, air or pests through. Here is where we spend most of our days.

Showers and wet areas

Mouldy or lifting silicone stripped back and resealed with mould resistant sanitary grade sealant.

Kitchens and benchtops

Sinks, splashbacks and stone joins sealed clean so water never gets under the bench.

Windows and doors

Perimeter seals that stop draughts, rattles, water ingress and the dust that comes with them.

Skirtings and trims

Architraves, cornices and skirting gaps filled and finished ready for a sharp paint line.

Expansion joints

Movement joints in slabs, walls and car parks sealed with backing rod and high movement sealant.

Facades and brickwork

Cladding joints, tilt panels, brick control joints and parapets protected against Sydney weather.

Balconies and planters

The joints that quietly leak into the unit below, sealed properly so strata stops getting calls.

Fire rated sealing

Service penetrations and fire rated joints sealed to spec, with documentation for compliance.

Do not wait on this

Six signs your sealant has already failed

Sealant does not fail loudly. It fails quietly, then shows up as a water damage bill. If you can tick any of these, it is time for a reseal.

Black mould in the silicone

Once mould is growing inside the bead, scrubbing will not save it. It has to come out.

Water on the floor outside

Puddles beyond the shower screen usually mean the seal has split at the base.

Cracked or shrinking beads

Old sealant loses flexibility, pulls away from the edge and opens a path straight in.

Draughts and rising bills

Unsealed window and door perimeters leak conditioned air all day, every day.

Damp patches or bubbling paint

Moisture is already tracking behind the wall sheet. The longer it runs, the bigger the repair.

Gaps in facade or slab joints

On commercial sites this is the one that turns into a rectification order.

Why Top Seal

Caulking is all we do, so we do it properly

Most trades treat sealant as the last five minutes of a job. For us it is the whole job, and that difference shows up in the finish and in how long it lasts.

SPECIALIST CREWS

Caulkers, not handymen

Trained applicators who cut, prep, prime and tool every joint by hand. No smeared beads, no gap left behind the screen.

PROPER PREP

The old sealant comes out

We never lay new silicone over old. Everything is cut out, cleaned, dried and primed so the new bead actually bonds.

RIGHT PRODUCT

Sealant matched to the joint

Neutral cure silicone, polyurethane, sanitary grade or fire rated. The wrong product is the most common reason a job fails early.

CLEAN SITES

You would not know we were there

Drop sheets down, masking up, everything vacuumed and wiped before we leave. Standard on every job.

CLEAR PRICING

Fixed quote before we start

You get a written price after the inspection. No hourly creep, no surprise line items at the end.

SYDNEY WIDE

We come to you

Reviews

Sydney keeps giving us five stars

Based on our Google reviews

Our shower had been leaking into the hallway for months. Top Seal cut everything out, resealed it and the floor has been dry ever since. Quick, tidy and priced exactly as quoted.

We manage six retail sites and Top Seal handled the expansion joints across all of them after hours. Zero disruption to trade and the reporting was spot on for our facilities file.

DR
Daniel R.Sydney CBD, commercial

Booked them for a bathroom and kitchen reseal before selling. The finish is honestly better than the original build. Agent commented on it at the first open home.

PK
Priya K.Castle Hill, residential

Strata engaged them for balcony and planter box joints across two buildings. The leak complaints from the units below stopped completely. Great communication throughout.

MT
Michael T.Chatswood, strata

Rang on Monday, quoted Tuesday, done Thursday. The old silicone in our ensuite was black with mould and now it looks brand new. Would use again without hesitation.

JL
Jess L.Coogee, residential

Needed fire rated sealing on service penetrations for a compliance deadline. They turned it around in two days and gave us the documentation we needed. Very professional outfit.

AN
Andrew N.Alexandria, commercial

Builder here. I use Top Seal on every handover because their finish holds up and clients never come back to me about it. That is worth a lot.

RB
Rob B.Northern Beaches, builder

They resealed all the windows in our terrace. The draughts are gone and the front rooms are noticeably quieter. Did not expect that bonus.

HW
Hannah W.Surry Hills, residential

Warehouse floor joints were a trip hazard and full of debris. Cleaned out and resealed in a weekend so we did not lose a day of dispatch. Excellent job.

VS
Vince S.Wetherill Park, commercial

Came out the same week, gave a fixed price on the spot and stuck to it. The bead work around our stone benchtop is dead straight. Very fussy in the best way.

EC
Emma C.Ryde, residential

Facade joints on our office block had perished badly. Top Seal scoped it, staged the works over three weeks and kept every tenant informed. Faultless.

LF
Lena F.Parramatta, facilities

Two other mobs quoted to just silicone over the top. Top Seal was the only one who said the old stuff had to come out. Glad we listened, it has been perfect since.

Questions

The things people ask us most

How long should caulking last?
In a wet area, quality sanitary silicone that has been applied over properly prepared surfaces will usually give you five to ten years. External and facade joints depend on exposure and movement, but a well specified polyurethane joint should run well past a decade. Sealant that fails inside two years is almost always a prep or product selection problem, not bad luck.
Do you remove the old silicone or just go over the top?
We always remove it. New silicone will not bond to old silicone, so anything laid over the top peels away within months and traps moisture underneath while it does. Full removal, cleaning and drying is included in every reseal we quote.
What does caulking cost in Sydney?
It comes down to linear metres, access and the product required. A single shower reseal sits at the small end, a full apartment or a commercial facade is priced per metre after a site inspection. Either way you get a fixed written quote before we start, so there are no surprises at the end.
Can you work outside business hours on commercial sites?
Yes. Evening, overnight and weekend works are common for us across retail, offices and warehouses. We supply all the usual documentation, including SWMS and insurance certificates, and work in with your building manager on access and induction.
How long before we can use the shower again?
Most sanitary silicones are skinned over within an hour but need a full cure before they see water. We generally ask you to keep the shower dry for 24 hours. Our applicator will confirm the exact time on the day based on the product used and the weather.
Are you insured, and is the work guaranteed?
Yes to both. We carry public liability cover and can send the certificate of currency with your quote. Our workmanship is guaranteed, so if a joint we sealed lets go within the guarantee period we come back and make it right at no cost.
